You must have every gas appliance, flue and pipe checked annually by a Gas Safe registered engineer and give tenants the CP12 record within 28 days of the check (and before new tenancies start). It's a criminal offence not to. Book your annual service early — engineers get booked out in winter, and an expired certificate can invalidate insurance.
