An annual boiler service is the cheapest insurance your heating system will ever have — it keeps your warranty valid, catches faults while they're cheap, and keeps your boiler efficient. Most services take under an hour.

Book your service with a verified Gas Safe engineer and get a dated service record you can keep for warranties, landlords and house sales.

Common causes

  • Nothing yet — servicing is about preventing the fault, not fixing one
  • Warranty requirements (most manufacturers void without annual service)
  • Landlord legal duty for rented properties
  • Autumn preparation before the heating season

What's involved

1

Visual and operational inspection of the boiler, flue and pipework.

2

Combustion analysis — measuring the burner's efficiency and safety.

3

Cleaning of components where needed (electrodes, filters).

4

Safety device checks: pressure relief valve, gas pressure, flue integrity.

5

A dated service record with any recommendations.

Prevention — stop it happening again

Book autumn, not January

Engineers are quiet in September and swamped in January. Service before the heating season, not after the breakdown.

Keep the record

The service logbook is your proof for warranties, insurers and buyers.

Test the CO alarm

While the engineer's there, have them check the CO alarm position and function.

Ask about the magnetic filter

If you don't have one, it's the single best add-on for boiler longevity.

For landlords

Landlords: annual gas safety is the law

You must have every gas appliance, flue and pipe checked annually by a Gas Safe registered engineer and give tenants the CP12 record within 28 days of the check (and before new tenancies start). It's a criminal offence not to. Book your annual service early — engineers get booked out in winter, and an expired certificate can invalidate insurance.

Landlords: your repair duties

As a landlord you must keep the property's water, heating, sanitary and drainage systems in good working order and fix them promptly when they fail. You're responsible for structural repairs, the boiler and heating system, plumbing and electrics. Tenants should report faults in writing — and you should respond fast, because a small leak left unattended becomes a big claim.
