A broken boiler is more than an inconvenience — it's a race against a freezing house, a failed hot shower and a growing repair bill. Most breakdowns are diagnosable within an hour by an experienced Gas Safe engineer, and many are fixed on the spot with a replacement part.

We match your boiler fault to a verified local engineer who specialises in your make and model. You get an honest diagnosis, a fixed quote before work starts, and a job done to manufacturer and Gas Safe standards — with a record you can keep for your warranty.

Common causes

  • Sludge and limescale buildup (especially in hard-water areas) that strain the heat exchanger
  • Lack of annual servicing — a boiler that hasn't been touched in years fails young
  • Failing components: diverter valves, fans, pumps and pressure relief valves wear out
  • Frozen condensate pipes in cold snaps (often a 20-minute fix)
  • Incorrect system pressure, usually from a slow leak elsewhere in the pipework

What's involved

1

Diagnosis: the engineer inspects the boiler, pressure, flue and controls, and reads any fault codes.

2

Parts & repairs: most common failures (diverter valves, fans, PCB faults, pressure switches) are repaired with manufacturer parts.

3

Safety testing: combustion analysis and flue integrity checks on every gas repair — this is non-negotiable and often finds the real problem.

4

Advice: you'll be told whether a repair makes sense or a replacement is the better long-term spend.

Prevention — stop it happening again

Service it yearly

An annual service costs a fraction of a breakdown call-out and keeps your warranty valid. Book in autumn before the heating season.

Know your pressure

Your gauge should sit around 1–1.5 bar when cold. If it keeps dropping, there's a leak — get it traced early.

Bleed and balance

Cold radiators with warm tops usually mean trapped air; cold bottoms mean sludge. Both are cheap to fix early.

Keep the condensate pipe clear

In freezing weather, a blocked condensate pipe is the #1 'no heat' cause. Know where it exits and how to thaw it safely.

For landlords

Landlords: annual gas safety is the law

You must have every gas appliance, flue and pipe checked annually by a Gas Safe registered engineer and give tenants the CP12 record within 28 days of the check (and before new tenancies start). It's a criminal offence not to. Book your annual service early — engineers get booked out in winter, and an expired certificate can invalidate insurance.

Landlords: your repair duties

As a landlord you must keep the property's water, heating, sanitary and drainage systems in good working order and fix them promptly when they fail. You're responsible for structural repairs, the boiler and heating system, plumbing and electrics. Tenants should report faults in writing — and you should respond fast, because a small leak left unattended becomes a big claim.

Landlords: smoke & CO alarms

Smoke alarms must be fitted on every floor of a rented property and tested at the start of each tenancy. Carbon monoxide alarms are required in rooms with solid-fuel appliances (and strongly advised near gas boilers). Check them at every visit — it's both a legal duty and the cheapest insurance you'll ever buy.
